No glassware around pool area. NO SMOKING, NO DRUG USE, NO UNDERAGE DRINKING, NO ILLEGAL ACTIVITY NO SIGNAGE / ADHESIVE / NO GLITTER / NO CONFETTI The use of interior decorations including signs, posters, banners, etc., is not allowed if it requires taping, pinning, gluing, stapling, or adhesive of any kind. Use of exterior signs is strictly prohibited. DO NOT TAPE/PIN/GLUE/STAPLE/OR USE ADHESIVE ON OUR WALLS, IT WILL DAMAGE THE PAINT & WALLS OF THIS HOME. PURCHASE SPECIFICALLY "WALL-SAFE" DECOR FOR USE AT YOUR OWN RISK OF INCURRING DAMAGE FEES SHOULD ANY DAMAGE OCCUR OR INQUIRE ABOUT SENDING ITEMS TO US AND WE WILL TAKE CARE OF DECORATING WITH THEM FOR YOU, SUBJECT TO AVAILABILITY WITH ADVANCE NOTICE AND ADDITIONAL FEE DETERMINED BY REQUEST. A minimum fine of $300 up to the total cost to the owner will be applied for any damages due to tape/adhesives or excessive cleaning due to the use of glitter/confetti.  NO MOVING OF FURNITURE/ACCESSORIES Rearranging or moving around furniture and/or accessories or decor is strictly prohibited. Moving these items can cause damage to the home, the item, or to you personally and is therefore not allowed. NO PETS/ANIMALS This includes pets of any kind whatsoever.  A minimum $300 fine will be charged for undisclosed pets and additional HEPA cleaning costs, in addition, the reservation may be terminated immediately without a refund. NO SPRAY TAN / NO HAIR OR SKIN PRODUCTS CONTAINING COLOR, PEROXIDE, OR BLEACH Spray tanning equipment, aerosol tanning, or other tanning products are not allowed. Do not use hair/skincare with color, peroxide, or bleach. Stains or damages due to tanning/hair/skincare products will be billed at the total cost of the repair, replacement, or excessive cleaning charge incurred by the Owner. POOL AREA NO glass in or around pool area. If broken glass is found around or in pool a $500 charge will apply. Plastic/acrylic cups and plates are provided for your use. No lifeguard on duty, swim at your own risk. CLEANING / EXCESSIVE CLEANING A cleaning fee of $300 will be required for all reservations. Cleaning fees are mandatory and non-negotiable.  The cleaning fee includes laundry service for the towels and linens, standard cleaning, and sanitization to prepare the home for the next Guest. Guest is required to leave the property in the same general condition that it was received in by making sure that the dishes are rinsed and put in the dishwasher, trash and opened/perishable foods or drinks are removed, bagged securely in a trash bag, and placed in the outdoor bin located in the alley (brown bin = trash, collected weekly on Friday). Paper towels, disinfectant wipes, and Folex stain & carpet spray are provided for Guest use, in addition to trash bags, a broom, and a vacuum.  • A minimum excessive cleaning charge of $100 will apply if the Guest does not practice basic cleaning habits: cleaning up accidental spills that can cause permanent stains to the interior or exterior floors, carpets, rugs, furniture, linens, towels, robes, walls, and ceilings; removal of overflowing trash and opened/perishable foods; unsanitary conditions; use of glitter, confetti, or excessive party decorations requiring additional cleaning time and expense to Owner or cleaners. In the event of permanent damage either from food or wine spills, vomit, bodily fluids, bleach, markers, excessive dirt, or any other permanently staining materials will be fined $250, or the total cost to replace/repair the damage at the item's current market value plus any labor, install, shipping, or delivery expenses, whichever is more. • We ask that common sense be used to minimize the potential of an excessive cleaning fee. OWNER RIGHTS Owner/Representative has the right to enter the Rental Property for repairs, maintenance, inspections, or emergencies. While every reasonable attempt will be made to contact the Guest, entrance to the Rental Property may be necessary in the Guest's absence, although highly unlikely. Adult guests cannot refuse to let an authorized contractor or technician in to do their job. For safety, you can call the Owner/Representative to verify before allowing him/her to enter. In the unlikely event, access is required during the reservation dates, the Owner/Representative will provide the name, phone number, and time expectancy of the representative to the Guest with at least 30 minutes advance notice.  CHECK-IN / CHECK-OUT POLICY Check-in is after 4:00 PM CST. Check-out is anytime before 10:00 AM CST. Please note: we are a small business with a limited crew caring for multiple rentals. Our properties stay booked, and our staff has a tight schedule in between.
